Southern Gran Canaria begins 2026 setting the price ceiling for holiday homes

The economic engine of Gran Canaria closed out December 2025 by consolidating San Bartolomé de Tirajana as the absolute benchmark for profitability in the archipelago's holiday rental market. With a total inventory of 42.819 beds on the island, the municipality accounts for 36 percent of the supply, a figure that doubles the capacity of the capital, Las Palmas (21 percent), and comfortably surpasses Mogán (18 percent). This dominance in bed volume translates into upward pressure on prices, placing San Bartolomé at the top of the island with an average daily rate of 189 euros, significantly raising the island average of 154 euros.

A comparison between municipalities reveals a very marked price hierarchy in the south. While San Bartolomé de Tirajana approaches the €200 mark, Mogán maintains a solid position with an average of €165, placing it above other coastal destinations. In the capital, Las Palmas, the average price drops to €123, showing a difference of €66 per night compared to the main tourist center in the south. Other municipalities that manage to position themselves at the top of the table are Santa Brígida at €177, Vega de San Mateo at €176, and Firgas at €173, likely driven by a rural and niche tourism offering.

Across the rest of the island, prices fluctuate considerably. Municipalities like Arucas (€163) and Moya (€156) remain above the average, while in the southeast and the far north, figures are more moderate. Santa Lucía de Tirajana has the lowest rate at €99, followed by Artenara at €104, Gáldar at €110, and Ingenio at €112. The analysis of available accommodation confirms that, despite efforts to diversify the destination, 75 percent of lodging activity and overnight revenue remains concentrated in San Bartolomé de Tirajana, Mogán, and the capital.
