Urban planning grants the license for the construction of 102 private homes in Bellavista, with garages and commercial premises

The Department of Urban Planning of the San Bartolomé de Tirajana City Council has promoted the approval, in the Local Governing Board, of the granting of a license for the construction of 102 private homes in the Bellavista Urbanization, in San Fernando de Maspalomas, on Plácido Domingo street. 

 

The project, which also incorporates garages y commercial, is promoted by the company Sons of Francisco López Sánchez, SA and will be built on a plot of land Sqm 8.699, classified as urban landThe performance features a Material Execution Budget de 13,5 millones de eurosThis represents a significant investment in the municipality. The project complies with Bellavista's urban planning regulations. The building will occupy the 67% of the plot, below the maximum allowed (70%), and will be developed within the authorized building volume.

 

According to the technical documentation submitted, it is a residential building distributed in different independent modules above ground level, with corresponding vertical communication cores. These modules are arranged along the plot, taking Plácido Domingo Street as a reference point, and will combine four or five plants, depending on the design of the ground floor at street level.

 

The building's layout responds to the characteristics of the plot, which has an irregular shape and a rear boundary facing a sloping area. Therefore, the design incorporates a open floor planwhich allows the apartments to be placed at a sufficient height to optimize their lighting conditions. In addition, the building will feature two floors below ground, intended for garages, with a total of 198 parking spacesAll homes will have a parking space and storage room, and the building will also have a total of 216 storage rooms.

 

Regarding the deadlines, the file states that, since a specific plan is not included in the project, those established in the Canary Islands legislation apply: the works must to begin within a maximum period of four years from the date of notification of the license, and must to be completed within four years from the expiration of the start date.

 

The first deputy mayor, Alejandro MarichalHe emphasized that this license “is an important step in the work the Urban Planning Department is doing to unblock files and release projects that will increase the number of homes in the municipality.” In this regard, he explained that the Department is working on two strategic lines to promote housing construction: firstly, promote public housing on available municipal land And, on the other hand, given that this floor is limited, making a firm commitment to unlock existing land and expedite the processing of licenses for private or market-rate housing.

For his part, Councilor Davinia Ramirez He emphasized that "this is a significant investment in Bellavista and a new urban development that provides housing, parking and economic activity, with a project that complies with regulations and improves the residential offering of the municipality."
