The Department of Urban Planning of the San Bartolomé de Tirajana City Council has promoted the approval, in the Local Governing Board, of the granting of a license for the construction of 102 private homes in the Bellavista Urbanization, in San Fernando de Maspalomas, on Plácido Domingo street.
The project, which also includes garages and commercial premises , is being developed by Hijos de Francisco López Sánchez, SA and will be built on an 8.699-square-meter plot of land , classified as urban . The project has a construction budget of €13,5 million , representing a significant investment in the municipality. The project complies with Bellavista's urban planning regulations. The building will occupy 67% of the plot , below the maximum permitted area (70%), and will be developed within the authorized building volume.
According to the technical documentation submitted, it is a residential building distributed across several independent above-ground modules, each with its corresponding vertical circulation cores. These modules are arranged along the plot, using Plácido Domingo Street as a reference point, and will have four or five floors , depending on the design of the ground floor at street level.
The building's layout responds to the characteristics of the plot, which has an irregular shape and a rear boundary facing a sloping area. Therefore, the design incorporates an open-plan ground floor , allowing the apartments to be positioned at a sufficient height to optimize natural light. In addition, the building will have two underground levels for parking, with a total of 198 spaces . All apartments will have a parking space and storage unit , and the building will also include a total of 216 storage rooms.
Regarding the deadlines, the file states that, since a specific plan is not included in the project, the deadlines established in the Canary Islands legislation apply: the works must begin within a maximum period of four years from the notification of the license, and must be completed within a period of four years from the expiration of the start deadline.
The First Deputy Mayor, Alejandro Marichal , emphasized that this permit “is an important step in the work the Urban Planning Department is doing to unblock files and release projects that will increase the number of homes in the municipality.” He explained that the Department is working on two strategic lines to promote housing construction: firstly, to promote public housing on available municipal land , and secondly, given that this land is limited, to make a firm commitment to unlocking existing land and streamlining the permitting process for private or market-rate housing.
Marichal noted that so far in his term, “the Urban Planning Department has granted 288 building permits , 91 of which correspond to new residential developments totaling 413 authorized homes . With the new permit for Bellavista, the total number of homes authorized for construction now reaches 515. ” He added, “These figures reflect the Urban Planning Department’s commitment to streamlining the process and providing legal certainty so that housing projects can become a reality.”
For her part, Councillor Davinia Ramirez highlighted that “this is a significant investment in Bellavista and a new urban development that provides housing, parking and economic activity, with a project that complies with regulations and improves the residential offering of the municipality.”
