Correction in southern Gran Canaria: housing prices in San Agustín fall by 1,6% after reaching record highs

The real estate market in the exclusive San Agustín-Bahía Feliz area, in southern Gran Canaria, began 2026 with a technical correction that breaks the upward trend of recent years. According to official data for January 2026, the average sale price reached €4.921 per square meter, a 0,3% decrease compared to December 2025. This adjustment is even more pronounced when analyzing the quarterly trend, with a cumulative drop of 1,6% since October 2025, the month in which the area reached its all-time high of €5.003 per square meter.

Despite this temporary slowdown, the sector remains robust year-on-year, with a 2,8% increase compared to January 2025. However, the short-term trend indicates that the market is digesting the highs of last autumn. During the last quarter of 2025, the decline was gradual: from €5.003/square meter in October to €4.953/square meter in November (a drop of 1,0%) and then to €4.934/square meter in December, consolidating the current downward trend at the start of the new year.

In the rental market, the correction is identical in intensity but starts from historically high profitability figures. The average price in San Agustín-Bahía Feliz closed January at €21,4 per square meter, 0,6% lower than the previous month. The quarterly comparison shows a 1,6% decrease compared to the peak of €21,7 per square meter recorded in October 2025. As with sales, the rental market shows signs of having peaked, moving away from the double-digit growth seen just a year ago, when annual variations approached 12%.

This moderation in prices in one of the most sought-after areas of San Bartolomé de Tirajana suggests that investors have begun to exercise caution in the face of rising financing costs and saturated market prices. While other areas of the municipality, such as Playa del Inglés, continue to reach record highs of €5.510 per square meter, San Agustín is positioning itself as a micro-market that prefers to adjust its valuations to maintain liquidity in transactions, avoiding the stagnation of an inventory that was becoming unaffordable for solvent buyers.
