Consolidation in southern Gran Canaria: GuestReady absorbs Lightbooking amid the new regulatory landscape

The holiday rental market in southern Gran Canaria is experiencing a period of significant structural adjustments at the start of 2026. The international firm GuestReady has finalized the acquisition of Lightbooking, a deal that not only doubles its operational capacity in Spain but also consolidates a critical portfolio of 170 properties in the Canary Islands. With this move, the company reaches 400 apartments under management, positioning the island as the central focus of its expansion strategy for 2026.

The move is a direct response to the growing regulatory complexity facing the sector in the Canary Islands. By integrating Lightbooking's portfolio, GuestReady gains control of entire buildings and bungalow complexes, a model that represents 70% of its new assets. For owners in the south, especially in areas like Playa del Inglés and Maspalomas, the arrival of a management company with international technological resources offers a professional solution in the face of recent legal restrictions that require more standardized and efficient management of tourist complexes.

From a financial perspective, market data in Gran Canaria supports the aggressive nature of the operation. With an average daily rate of around €82 and a stable occupancy rate of 73%, the monthly return per unit is above €1.000. Lorenzo Ritella, the firm's country manager, has made it clear that the goal is to reach 600 active apartments in the Spanish market before the end of the year, relying on a 20% commission structure designed to attract investors who prefer not to manage properties directly.

This consolidation in the south of the island is not just a matter of volume, but of operational survival. In an environment where 30% of the assets still belong to individual owners, the scale that GuestReady provides allows for the dilution of maintenance and cleaning costs through automated processes. While the sector closely monitors the evolution of the Holiday Rental Law, major managers are making moves to ensure that the profitability of southern Gran Canaria remains, despite legislative changes, the most resilient asset in the Canary Islands' economy.
