San Bartolomé de Tirajana authorizes the transformation of an aparthotel into a five-star hotel in Maspalomas

The Urban Planning Department of San Bartolomé de Tirajana has granted a building permit to Tajinaste Beach SL for the transformation of the existing aparthotel into a five-star hotel, including the construction of a new swimming pool. The new establishment will have nine accommodation units and 18 tourist beds, in a rectangular building with one floor above ground and one basement level. The property will feature private terraces, landscaped areas, a solarium with a swimming pool, and a food service area on the ground floor. The construction budget amounts to €1.166.831,70.

 

The project is developed on a plot of 1.175,89 square meters, in consolidated urban land for tourist use, and complies with the occupancy parameters (25%), buildability (0,25 m²/m²), maximum permitted height and setbacks established in the current planning.

 

The license establishes the legal deadlines for execution in accordance with the Canary Islands Land Law, setting a maximum of four years for the start of construction from the date of notification and another four years for its completion, with the possibility of extension under the terms provided for in current regulations. In this way, the City Council guarantees legal certainty and a clear timeframe for the development of the project.

 

The Councilor for Urban Planning, Davinia Ramírez, explains that the project involves the complete renovation of the old hotel complex, which will now be converted into a five-star hotel with a reduced number of rooms and a clear focus on quality. The project fully complies with the occupancy, building density, height, and setback requirements stipulated in the current urban plan and has received the necessary favorable sectoral reports, both health and tourism-related. “The Urban Planning Department works to ensure that these types of initiatives are processed with technical rigor, administrative coordination, and full legal certainty.”

 

The First Deputy Mayor, Alejandro Marichal, pointed out that “every license we release is an investment that is activated and a job opportunity that is generated.” He added that “the Council's objective is to facilitate renewals because it allows us to modernize the existing offerings. We want to consolidate a tourism model based on quality, not quantity, raising the standard of our accommodation facilities and strengthening the competitiveness of Maspalomas Costa Canaria.”

 

As the First Deputy Mayor of San Bartolomé de Tirajana points out, the Department of Urban Planning has made the renovation of accommodation facilities a strategic priority for this term. For this reason, he explains, licenses have been granted to modernize complexes such as Tajaraste, Salmón Playa, Royal Playa, and Sáhara Playa. These projects represent direct investment in comprehensive renovations, improvements to common areas, accessibility enhancements, and updated facilities. Furthermore, larger-scale repositioning projects have been authorized, such as those for the Jardín del Sol and Playa del Sol complexes, which will raise the category and strengthen the destination's competitiveness.
