San Bartolomé de Tirajana places GESVISUR in profit by 2026 after overcoming a debt of more than 500.000 euros

Alejandro Marichal: “GESVISUR now has the financial capacity to carry out rehabilitation projects in more urbanizations, with works such as elevators, accessibility improvements, and energy efficiency upgrades, as is already happening in La Paz, Castillo del Romeral, Grupo IFA, Montaña Clara, and El Pajar.”

Lucía Jiménez: “At the beginning of the legislature I found myself with only two architects, without resources to continue paying their salaries and with a debt of more than 500.000 euros in invoices.”

 

The Housing Department of San Bartolomé de Tirajana has released the 2026 financial forecast for GESVISUR, the municipal public company created in 2003 to carry out technical projects related to housing and urban planning. For the coming year, revenues are estimated at €1.213.775,59 and expenses at €649.947,88, with a projected profit of €563.827,71. This forecast reflects the company's consolidation following the reorganization work undertaken since 2023.

 

The figure makes sense when compared to the starting point and the previous year. The Councilor for Housing, Lucía Jiménez, explains the situation they encountered at the beginning of their term, “with a very limited structure and a debt exceeding €500.000 in outstanding invoices.” In contrast to this scenario, “the 2026 forecast reflects a financially sound entity with the capacity to sustain greater activity, focused on improving the habitability of the existing housing stock and strengthening the technical capacity to process and manage projects.”

 

The 2026 forecast also represents a significant increase in workload compared to 2025. The anticipated difference for this year will allow GESVISUR to handle more projects and support more work simultaneously. For the public, the key is that this reinforcement will translate into greater efficiency in project development, construction management, and technical monitoring of renovations that improve accessibility, energy efficiency, and building preservation.

 

In this context, First Deputy Mayor Alejandro Marichal linked the company's progress to direct results in the neighborhoods and a greater capacity to respond. Marichal pointed out that “with GESVISUR financially sound and with a larger technical team, we can manage more projects simultaneously and shorten rehabilitation times. This translates into the installation of elevators where needed, improvements in accessibility and energy efficiency, and work already underway in La Paz, Castillo del Romeral, Grupo IFA, Montaña Clara, and El Pajar.”


For her part, the Councilor for Housing, Lucía Jiménez, insisted that the comparison between 2023 and the current situation is the clearest evidence of the change in circumstances. “At the beginning of this term, I found only two architects, without the resources to continue paying their salaries, and with a debt exceeding €500.000 in unpaid invoices.” From that point, the councilor highlighted the restructuring and technical strengthening process that has allowed the organization to stabilize and prepare for its growth by 2026, with positive economic forecasts.

 

The roadmap for 2026 maintains its focus on completing the rehabilitation of existing housing stock, with actions aimed at structural improvements, elevator installation, energy efficiency, accessibility, and urban renewal; that is, finishing the projects underway in Montaña Clara, Grupo IFA, Santa Águeda, El Pajar, La Paz, and the 106 homes in Castillo del Romeral. Furthermore, GESVISUR is also working on the projects already drafted or in the technical phase for the Las Llaves development, along with drafting the technical project for future housing on Isla Margarita, where no construction has yet taken place.

 

As part of this evolution, the Housing Department highlights the internal strengthening of GESVISUR. Currently, it has five technical staff members and plans to add two administrative positions, a measure aimed at supporting the increase in applications, coordinating and monitoring projects with greater operational capacity. The department will maintain this line of work throughout 2026 to consolidate the recovery of the public company and reinforce its technical role in housing rehabilitation and the improvement of residential environments.
