The Department of Urban Planning will submit the final approval of the Partial Plan for Sector 13 of El Tablero to the regular plenary session tomorrow, Thursday, February 26. This urban development plan covers a total area of 105.000 square meters and will allow the construction of 210 privately developed homes in this part of the municipality. This agreement completes the planning phase and marks the final administrative step before the sector can enter the construction phase.
The site is located on the edge of the urban center of El Tablero, in the area known as Tablero-Betancor, contiguous with the existing residential fabric and with direct access to Avenida Calderín and Calle Maldonado. It is one of the remaining plots of land awaiting development, which will allow the neighborhood to expand with a new residential area integrated into the urban fabric.
The area will be designated for permanent residential use, with single-family homes either detached or semi-detached, on minimum plots of 300 square meters, a maximum height of two stories, and a building density of 0,30 square meters per square meter of land, resulting in a density of 20 dwellings per hectare. Of the total area, 52.206,54 square meters are allocated to residential plots, and the remainder to amenities, open spaces, and the road network.
The plan allocates 9.882,42 square meters for public open spaces and includes 630 square meters for social use, 2.758,34 square meters for public sports facilities, 2.874,10 square meters for educational use, and 901,57 square meters for commercial use. The area designated for the road network reaches 35.635,58 square meters, and a minimum of one parking space per dwelling outside the road network is established.
The estimated contracted budget for the entire development amounts to €5.175.191,28. This private investment will allow for the execution of the necessary urbanization works to provide the area with basic networks and infrastructure before the construction of the homes.
The First Deputy Mayor, Alejandro Marichal, emphasized that “we have unlocked a plot of land that had been stalled for 24 years and are taking the final administrative step so that a new residential area can be developed in El Tablero. Organizing the land and finalizing the planning is essential for the homes to be built safely and for the municipality's growth to be real.”
For her part, the Councillor for Urban Planning, Davinia Ramírez, emphasized that “we are activating a private investment of more than five million euros earmarked for the construction of housing and areas for sports, social use, green spaces, and commercial purposes. This is not just about approving a document, but about launching a comprehensive project that will transform this area with planning and services.”
With final approval, the planning process is complete, but development is not immediate. The next step will be processing the urban planning instruments and drafting the urbanization project. Only after the infrastructure is in place can licenses be requested to build the planned private homes.
