The legal status of one of Gran Canaria's most exclusive areas is undergoing review. By resolution of the Canary Islands Coastal Authority, dated February 26, 2026, proceedings have been initiated to rectify the boundary of the public maritime-terrestrial domain in the Pasito Blanco inlet. The procedure affects a stretch of coastline approximately 1.045 meters long within the municipality of San Bartolomé de Tirajana, an area of ​​high real estate and nautical value.

This move by the Coastal Authority adds a layer of short-term uncertainty to the Maspalomas and Pasito Blanco market. A realignment of the boundary inland could mean the loss of property rights over certain areas or the imposition of stricter restrictions on future development projects. Conversely, an adjustment towards the sea could free up land currently subject to easements. Given the maturity and exclusivity of this enclave, the outcome of this process will be crucial for the valuation of beachfront properties.

The measure represents an update to the Ministerial Order of July 3, 1970, the regulatory framework that has defined the boundaries between private property and public domain in the area for the past 56 years. This technical rectification, based on the General Coastal Regulations, seeks to adjust the protection line to the current physical and environmental reality of the bay, which could have direct implications for existing concessions and the protection easement regime for plots adjacent to the marina and the beach.

In accordance with the principle of legal certainty, the Ministry for Ecological Transition and the Demographic Challenge has opened a one-month public consultation period, beginning the day after the official announcement is published in the Official Gazette of Las Palmas. During this period, any interested party—from villa and apartment owners to the Pasito Blanco Marina itself—may examine the detailed file and submit any technical or legal arguments they deem relevant to defend their rights.

The complete documentation is available for physical consultation at both the headquarters of the Directorate General for the Coast and the Sea in Madrid and the offices of the Canary Islands Coastal Demarcation in Las Palmas de Gran Canaria. The Ministry has also made the file available online through its website, providing access to the plans and technical justifications that explain this change in the delimitation of the southern coast.
