San Bartolomé de Tirajana approves the comprehensive renovation of the Green Ocean tourist complex

The Urban Planning Department of San Bartolomé de Tirajana has granted the license, following its approval by the Local Governing Board, for the complete renovation of the Green Ocean tourist complex, located in the Las Burras residential area on La Gloria Street. The project includes the complete renovation of 64 apartments and will entail a significant modernization of the accommodation facilities and common areas of the establishment.

 

The project will allow for a complete renovation of the accommodation units, reorganization of the circulation and service spaces of the complex, modernization of the reception and adjoining areas, as well as improvement of accessibility and the quality of the exterior facilities.

 

The project will completely transform the establishment's image, with new cladding, woodwork, and decorative shade elements that will give the complex a more modern and up-to-date aesthetic. The project also includes new access staircases, pergolas, and a complete renovation of the gardens and outdoor spaces.

 

In addition, the swimming pool and sun terrace will be completely renovated, and a new removable kiosk-bar will be added next to the pool area. Some of the accommodation units will have private pools, differentiating the complex's offerings after the renovation.

 

The modernization also includes the reception area and adjacent common areas, such as the gym and cafeteria. Furthermore, the project incorporates significant accessibility improvements, with the installation of two elevators, the construction of accessible ramps, and the adaptation of apartments for people with reduced mobility.


Following the renovation, the complex will reduce its accommodation units from 65 to 64, while maintaining its tourist capacity virtually unchanged, with a total of 192 beds. The project does not involve any increase in building area or tourist capacity, but rather a comprehensive modernization of the establishment to bring it up to current tourism quality standards.

 

The provisionally approved construction budget amounts to €1.484.628,41. Regarding the deadlines, the permit stipulates that the works must begin and be completed within the periods established by the Canary Islands Land Law.

 

The First Deputy Mayor and Councillor for Urban Planning, Alejandro Marichal, highlighted that “in these three years of the legislature, we have already granted 34 renovation licenses to historic complexes in the municipality, which is fundamental to remaining competitive and generating economic activity and employment.” Marichal emphasized that “the objective is not to increase tourist accommodation capacity, but rather to promote the renovation and improvement of existing lodging facilities to adapt them to the quality and competitiveness standards demanded by the sector.” 

 

He also noted that "the modernization of historic tourist complexes is fundamental to maintaining the competitiveness of the municipality and continuing to generate economic activity and employment linked to the tourism sector."

 

For her part, the Councilor for Urban Planning, Davinia Ramírez, emphasized that “this case reflects the importance of rigorous urban planning procedures, with all the necessary technical and legal guarantees, so that projects that comply with regulations can move forward.” Ramírez pointed out that “granting this license allows us to respond to a private investment that improves an existing complex, without increasing accommodation capacity or building area, and that incorporates significant improvements in accessibility, safety, and the quality of the facilities.”

 

The license was approved after the issuance of the corresponding favorable technical and legal reports by the municipal services.
