Consolidated metrics on corporate reputation and market intelligence reveal serious structural weaknesses that threaten the long-term profitability of the tourism sector in southern Gran Canaria. Despite a 1,7% year-on-year increase, the Global Tourism Perception Index remains stagnant at 81,38 points out of 100, a statistical ceiling that reflects the deterioration of public services and the loss of competitiveness compared to emerging destinations. Hotel portfolio analysts warn that this flat performance is insufficient to absorb the escalating operating costs and inflation that businesses in the Maspalomas region are experiencing.

The semantic breakdown of guest reviews on Booking, TripAdvisor, and Expedia reveals an alarming quality crisis in the mid-range and budget accommodation sector, which represents the bulk of the local real estate stock. Three-star establishments are suffering severe reputational damage, registering a score of just 65,4 points, a figure that reflects the obsolescence of their facilities and the lack of investment in modernization. The situation is equally complex for the four-star segment, which stands at 66,8 satisfaction points, demonstrating that only luxury and five-star properties (78,6 points) are successfully maintaining their profit margins in the face of the growing demands of international travelers.

The composition of the review volume by international source markets confirms a dangerous and disproportionate dependence on British consumer capital, which raises the region's risk profile in the face of any macroeconomic fluctuations in the United Kingdom. Opinions from British tourists account for 20,33% of the total data flow analyzed by the firm Mabrian, alarmingly doubling the share of the German market, which falls to 9,76%. This loss of diversification is exacerbated by the low penetration of other European source markets, with Italy at 9,35%, France at 7,75%, the Netherlands at 4,71%, and Norway at a meager 4,53%, leaving the destination exposed to the volatility of a single currency and a single type of buyer.

Segmenting interest by tourism product type reveals the exhaustion of the traditional model and Maspalomas' difficulties in capitalizing on its main competitive advantages. Cultural experiences unexpectedly lead the way in opinions, accounting for 19,63%, a figure analysts interpret as a sign of saturation and dissatisfaction with the traditional sun and beach offering, which has fallen to 17,34%. The shift in interest towards active tourism (14,88%) and natural resources (14,21%) highlights the coastal strip's inability to retain visitors' additional spending within the municipality's traditional commercial channels.

Algorithmic sentiment analysis related to customer experience reveals a worrying prevalence of indifference and a stagnation in commercial excellence. The flagship sun and beach product shows a flat and defensive performance, with 71% of opinions neutral and only 25% clearly favorable—a narrow margin for a destination whose economy is based on coastal tourism. This lack of dynamism is repeated in key segments such as nightlife and shopping, which register negative sentiment rates of up to 6% and marginal interest rates of just 5,8% and 3,99%, respectively, confirming the decline of Playa del Inglés' complementary offerings.

Investment committees and credit rating agencies interpret this data map as a warning sign for capital allocation in San Bartolomé de Tirajana. Low satisfaction levels in mass-market hotel categories, coupled with a heavy reliance on budget British tourists, negatively impact the valuation of mature real estate assets in southern Gran Canaria. The resilience of the weather indicators fails to compensate for deficiencies in the urban and commercial product, creating a stagnation scenario that diminishes Maspalomas's appeal in the international capital markets compared to competitors with greater capacity for aesthetic renewal.
