The real estate market in southern Gran Canaria is cementing its status as an exclusive territory on the Atlantic residential map. Data from the latest sector report by Engel & Völkers confirms that the municipality of San Bartolomé de Tirajana leads high-end construction and transaction activity on the island, registering prices that are double the average of the island's capital and diverging from the trends in the rest of Gran Canaria.

The combination of a very limited supply of developable land, coupled with the rise of unique projects aimed at the premium segment, has driven up average prices in locations such as Maspalomas to 5.472 euros per square meter, with peak prices in closed transactions reaching 5.846 euros.

The duality of the island's market becomes evident when contrasting buyer behavior on the south coast. San Agustín stands out as the area with the highest penetration of foreign capital in Gran Canaria, accounting for 50% of real estate transactions by international buyers, who primarily seek one- to four-bedroom apartments with sea views. The average price in this residential area is €4.902 per square meter, with market ceilings approaching €5.003.

This strong foreign presence on the eastern side of the tourist coastline contrasts with the overall average for the island, where Spanish buyers clearly dominate, accounting for 70% of purchases. The most sought-after residential type in the heart of Maspalomas is shifting towards detached single-family homes, 62% of which are intended for the owners' own use rather than for immediate rental.

The small, rural areas of the south are vastly different from the urban areas of the north and the midlands. The average weighted price across the entire municipality of San Bartolomé de Tirajana is €4.557 per square meter, a figure that contrasts sharply with the €2.957 average recorded in Las Palmas de Gran Canaria, despite the fact that the capital experienced a significant year-on-year increase of 12,8%, driven by the Puerto-Canteras district.

The lower commercial pressure in the island's center places family-oriented areas like Santa Brígida, Tafira, Tamaraceite, and Ciudad Alta in more accessible price ranges, between €1.691 and €3.330 per square meter. This divergence highlights that the southern coast operates with independent financial dynamics, linked to the liquidity of the overall residential market and the scarcity of beachfront properties.

The financial profile of the high-end real estate sector in Gran Canaria demonstrates strong solvency and a balanced use of bank credit. 70% of sales transactions on the island required a mortgage, while a significant 30% were completed using only the seller's own funds, without the need for external financing.

This capital structure differs from that observed in prime areas of the neighboring island of Tenerife, where the southern market (Costa Adeje, Abama Resort) registers an overwhelming 88% of transactions of international origin, signed mostly in cash using equity, raising average prices in exclusive areas of that province to between €4.592 and €7.792 per square meter. The development of new construction projects under the branded residences model (homes associated with luxury hotel brands) and gated residential complexes with integrated services is emerging as the driving force behind prices as the year draws to a close, consolidating the southern belt of Gran Canaria as a safe haven for European capital.
