The municipality of San Bartolomé de Tirajana has taken a firm step towards the renovation of one of its most emblematic tourist sites. The Environmental Assessment Commission for Plans and Projects has agreed to initiate the Simplified Strategic Environmental Assessment process for the Minor Modification of the General Urban Development Plan (PGO) in the area known as Plot 'D' of San Agustín. This project, promoted by a subsidiary of Montebalito, seeks to transform the land use in this area to foster a unique architectural development that meets the needs of contemporary tourism.
The project, whose documentation has recently been amended following the technical requirements of the environmental authority, aims to alter the current uses of plots D1, D2, and D3. The proposal envisions the establishment of tourist accommodation and complementary facilities, in accordance with the Canary Islands Tourism Renewal and Modernization Law. The developer's stated intention is to revitalize the local economy, improve the quality of accommodation, and enhance the area's architectural appeal, aligning the surroundings with the demands of visitors seeking unique experiences.
One of the most prominent aspects of this modification is its commitment to public integration and the improvement of the coastline. The project proposes incorporating public domain uses, creating a new access point to the sea, and upgrading the right-of-way to the beach. These measures not only aim to improve access to the coast for citizens and community groups, but also serve as an urban planning strategy for climate change mitigation and adaptation, freeing up open spaces and expanding promenade areas. During this time, the draft technical document and the environmental impact study will be available to the public through the San Bartolomé de Tirajana City Council's website.
