Alejandro Marichal: “We are continuing to work on resolving inherited urban planning problems and adapting the planning to the reality of the consolidated areas of the municipality.”
The Urban Planning Department of the San Bartolomé de Tirajana City Council continues updating its urban development plan with the initial approval of a minor modification to the General Urban Development Plan (PGOU) for the rural settlement of Salobre Bajo. This action will allow the current zoning to be adapted to the present reality of the settlement and its development to be planned in accordance with regional legislation. The proposal will be submitted to the full council this coming Thursday by the Urban Planning Department, headed by First Deputy Mayor Alejandro Marichal.
As explained by the Councilor for Urban Planning, Davinia Ramírez, the modification defines an area of 103.941,88 square meters , recognizes the 78 existing homes , and allows for a maximum of 20 new homes , within the limits established by the Canary Islands Land Law. It also includes provisions for improvements to the road network, reserves land for future public facilities, including a possible recycling center, and incorporates measures to promote landscape integration and the restoration of degraded areas.
On the other hand, Ramírez explains that "this modification responds to the objective of adapting the planning to the reality of a consolidated settlement and planning its development in an orderly manner. It not only recognizes the current situation of the settlement, but also provides for the implementation of future public facilities, improves the organization of space, and establishes measures to preserve the environment and identity of Salobre Bajo."
One of the most significant aspects of the proposal is that it redefines the settlement's zoning according to the Rural Settlement category , as established in current legislation. This includes incorporating criteria that promote more orderly development, preventing the proliferation of new buildings and improving the relationship between residential areas, agricultural uses, and the landscape. The initiative originated from a proposal put forward by the Association of Affected Residents of El Salobre, Lomo Los Azules, and Surrounding Areas. Once initially approved by the City Council, it will be subject to a 45-day public consultation period before proceeding further.
The First Deputy Mayor, Alejandro Marichal, emphasizes that "each file we unblock is another step towards solving problems that have been waiting for a response for decades. We are using all the tools that urban planning legislation offers us to adapt the planning to the reality of the municipality and continue implementing useful planning, designed for the people and for the current needs of San Bartolomé de Tirajana."
Marichal notes that this action is part of the roadmap being developed by the Department of Urban Planning to update the municipal planning and address situations that have been pending for years. In this regard, he points out that during this term, projects such as the modification of the T-4 plan for El Tablero , the Partial Plan for Sector 13 of El Tablero , the Partial Plan for Montaña La Data , and the development plan for Lomo Los Azules have already been completed , while progress continues on other strategic areas such as Salinas del Matorral, Lomo Cuatro Matas, Lomo Los Pajaritos-Barranco del Negro, Isla de Jamaica, Media Fanega, Media Fanega Alta, Lomo Los Palmitos, Ampliación Bellavista, Salobre Golf, Islas Canarias, Archipiélago Canario, the El Tablero T-1 PAMU (Urban Development Plan), the Aldea Blanca PAMU, and the Golf Course PAMU . "Our commitment is to continue promoting urban planning that resolves long-standing problems and provides solutions for the residents of the municipality," he concludes.
