Any cases stuck in the Las Palmas courts? Every August, San Agustín hosts the highest number of civil servants per square meter. Most are humble people who don't attract attention, but who live on land owned by the kind of people who benefit from the populist capitalism of the 1970s and 80s, which is now skyrocketing: €5.188 per square meter in July 2026, driven by record prices in coastal areas, according to data from appraisers and real estate operators. Tinsa says that the average growth in the Canary Islands is 16,1% by mid-2026, and this area, where the highest-spending local tourists are obviously concentrated, has been a stronghold for the Canary Coalition (CC) since Alejandro Marichal launched the idea of protecting the current ownership structure for holiday homes.
The San Agustín-Bahía Feliz area saw one of the biggest increases of the summer period, soaring 2,4% month-on-month and 3,9% quarter-on-quarter, bringing the price per square meter to €5.188 and reaching its all-time high. At the opposite end of the spectrum, geared primarily towards primary residences and the local market, the San Fernando district registered an average price of €3.000 per square meter (with a year-on-year increase of 11,2%), while the Sonnenland area held steady at €4.389 per square meter, experiencing a slight monthly decrease of 0,5% after nearing its record highs in June.
Statistical data published in sector reports reflect a continued upward trend year-on-year, accumulating an increase of 4,7% compared to the same month of the previous year. In the immediate future, the price per square meter has risen by 0,5% compared to June 2026 and by 0,8% compared to April, consolidating record highs in several of the most sought-after areas in southern Gran Canaria.
The territorial analysis broken down by districts reveals notable differences in the value of residential land within the southern municipality. Salobre Golf stands out as the most exclusive enclave in the municipality, reaching €5.500 per square meter, despite registering a monthly correction of 2,2% that temporarily distances its figures from its historical high of €5.843 reached in February 2026.
Very close to these levels are the traditional tourist enclaves of Maspalomas-Meloneras, with an average value of 5.220 euros per square meter (which experiences an annual decrease of 10,3% compared to last year's peak), and Playa del Inglés, which records a strong monthly increase of 1,6% to reach 5.218 euros per square meter, marking a new all-time record.
