Different institutions such as the National Federation of Real Estate Associations and Rental Insurance have pointed out the withdrawal of a multitude of homes from the rental market by their owners.
The new housing law is already provoking reactions. The National Federation of Real Estate and Rental Associations has issued a statement asserting that this new law will only incentivize many landlords to flee the rental market, something that is already happening. In the statement, the federation's president, José María Alfaro, expressed his rejection of the proposal and attributed this measure to "electoral haste."
The Federation considers that this is a counterproductive measure, since by scaring away owners and causing homes to leave the rental market, it will end up affecting the tenants themselves.
In Gran Canaria, San Bartolomé de Tirajana with 470 rental homes on one of the main housing search platforms* in Spain. The vast majority of these homes are located on the coast and in what are known as tourist areas, an issue that has focused the debate between residentialization and tourist use in the municipality in recent months.
In Santa Lucía de Tirajana, taking into account the offer on this platform, the offer is drastically reduced with only 25 homes offered for rent. With an average of more than 850 euros and an average price of 11,55 euros per square meter, 9,85 euros cheaper than the square meter in Madrid but with an offer of 9660 fewer homes.
Agüimes repeats the same figure as Santa Lucía but with an average price per square meter of 9,70 euros. In this aspect, San Bartolomé de Tirajana, with an average price of 19,76 euros per square meter, surpasses Las Palmas de Gran Canaria, which, according to said platform, has an average price of 14,74 per square meter.
