Lomo La Presa and Los Azules heading towards their definitive legalization

The Plenary unanimously supports the minor modifications to the General Plan requested by the residents of the two residential areas to declassify the rural and agricultural lands that affect them

The plenary session of the Municipal Corporation of San Bartolomé de Tirajana unanimously approved this Tuesday two minor modifications to the General Urban Planning Plan (PGOU) of 1996, to enable the detailed planning of the Lomo de Las Cuatro Matas (also known as Lomo La Presa) as a rural settlement and Lomo Los Azules as an agricultural settlement.

 

The plenary session was convened by Mayor Marco Aurelio Pérez Sánchez on an extraordinary and urgent basis to correct and perfect the factual errors detected by the General Secretariat of this City Council in the Lomo Los Azules file, initially approved in the ordinary plenary session of the last October 26, and also submit for initial approval the Lomo Las Cuatro Matas file, which was removed from the agenda in that plenary session. 

 

Both the mayor and the first deputy mayor and Urban Planning councilor, Alejandro Marichal, justified the urgency of the plenary session. “These are two files that have been processed together since 2021, and they are matters that affect the residents of the municipality. This approval will prevent the further delay of a plenary certification that was leading to administrative confusion for the neighbors who are affected by the agreement, and the most logical thing is to correct it as quickly as possible,” said Marco Aurelio Pérez. “These are two modifications to the Planning that, when legally considered a general provision, acquire public interest,” Alejandro Marichal clarified.

 

Both files, processed at the request and request of the Platform for Affected People of El Salobre, Lomos Los Azules and surrounding areas, have a favorable environmental report. With the approval of the minor modification of the planning for Lomo de Las Cuatro Matas as a rural settlement, “the declassification of the land begins for its detailed planning into plots of 500 m², with a maximum buildable area of ​​0,4 m²/m² and an occupation of maximum of 30% of the plot,” explained Marco Aurelio. This will regularize the situation of some 83 homes that are currently out of order, and provide residential stability to more than 300 residents who have been waiting for more than a quarter of a century to be able to legalize their homes. The modification will now be submitted to public exhibition for a period of 45 days before its final approval.

 

Regarding the modification of the Planning for the regularization of Lomo de Los Azules as an agricultural settlement and not as a rural settlement, as approved in the October plenary session, the first deputy mayor apologized to the residents of the area for this error. . Marichal explained that the procedure affects 44 homes, which may be legalized, and also makes it possible to build new homes on plots of 5.000 m², with a buildable area of ​​0,035 m²/m² and a maximum occupancy of the plot of 3,5%. This approval will also be submitted to public display for a period of 45 business days.
