For 22 years, 11 landowners in Aldea Blanca have tried to use their plots for the construction of homes, without success. The Urban Planning Department of the San Bartolomé de Tirajana City Council has found a solution to this situation and proposes starting the environmental procedure to undertake a renovation or reform action of the urban framework between Arauz, Bentejui, Arnauz, and Isora streets and thus improve the surfaces. destined for public facilities, and delimit the plots planned for the construction of homes.
As explained by the Councilor for Urban Planning, Davinia Ramírez (CC), “between 2002 and 2004, the Aldea Blanca Municipal Pool project was carried out between Arauz, Isora and Alcorac streets with the existing alignment prior to the PGOU'96. This caused the space intended for parking to be occupied by the planning and, in addition, the 5 meter setback established by the ordinance was not respected. These circumstances led to the plots planned for housing construction being reduced, thereby affecting the 11 owners who also saw the meters of their properties reduced, preventing them from using them as they overlapped with each other. The councilor adds that it is “evident that this urban planning action affects a small number of residents of our municipality, but from the Urban Planning area we are committed to addressing neighborhood demands of all kinds, to provide solutions and thereby bring the Administration closer to the neighbor, independently. of the entity of the urban problem. In short, from the Urban Planning area we want to practice 'Street Urbanism'”, concludes Ramírez.
For this reason, the Urban Planning area proposes to the plenary session the modification of the detailed planning established in the PGOU96, as well as developing the urban management and execution instruments, so that Residential, Urban Park uses can be developed (with the new alignments). , Sports, Social and Free Space.
The proposal made by the Department and that the Environmental Body must evaluate involves addressing several objectives such as improving the surfaces destined for public facilities; establish alignments that maximize the available public and private space, culminating the urbanization and building process. In addition, it proposes eliminating the parking lots on Arauz street and placing them on Arnauz and Alcorac streets.
The first deputy mayor, Alejandro Marichal, wanted to highlight the work that the Urban Planning area is doing to solve “historic urban problems of the municipality.” The work of this area, continues Marichal, focuses on the one hand on promoting new investments for the municipality, but without forgetting that to move forward it is necessary to resolve urban crossroads that block development and that mainly affect the neighborhoods of our municipality. Likewise, after the approval by the Government of the Canary Islands of the Decree Law on Urgent Measures in Housing Matters, Marichal points out that the possibility of building homes on the public lands that are affected by the Planning modification that is intended to be approved opens up. .
