The Department of Urban Planning of San Bartolomé de Tirajana has ratified the declaration of ruin, for subsequent demolition, of the Metro Shopping Centre after rejecting the appeal for reconsideration filed by the company Esquina Alemana, SL, representing the community of owners of the building. The resolution confirms the declaration of urban ruin of the building and requires its demolition in compliance with current regulations.
The City Council has followed a rigorous procedure based on reports issued by municipal technicians and experts in the field. The technical report of April 2021, prepared after an inspection visit, concluded that the state of the building represents a risk to public safety, lacking fire protection measures, adequate evacuation and safe structural conditions.

In turn, a complementary report issued in May 2024 confirmed that the cost of rehabilitating the building exceeds 74% of the value of new construction, far exceeding the legal limit of the normal duty of conservation established by urban planning legislation.
The May 2024 report also details that the building fails to comply with multiple regulations regarding safety, accessibility, structural stability and health, which makes its use unviable and reinforces the need for its demolition.
As explained by the Councillor for Urban Planning, Davinia Ramírez, “the owners of the Metro Shopping Centre have a period of two months to present a demolition project. In the event of non-compliance, the City Council will proceed with the subsidiary execution of the demolition, passing on the costs to the owners.”

He also recalls that in the plenary session of December 2024, the Urban Planning area submitted to the plenary session an agreement with the Department of Territorial Policy of the Government of the Canary Islands, which commissioned the drafting and approval of a new Modernisation and Improvement Plan for Maspalomas Costa Canaria, which aims to promote the renovation of the accommodation plant and shopping centres through urban incentives and the expansion of permitted uses, concludes Marichal.
