The San Bartolomé de Tirajana City Council has closed the deadline for submitting bids for multidisciplinary technical assistance for drafting the Urban Environment Action Program (PAMU) for sector T-1 of El Tablero. This procedure is part of the municipal efforts to unblock the development of this development, which has been stalled for more than 30 years.
Although the initial forecast was for this contract to be awarded by the end of 2024, the process has been slowed down due to the fact that the grant requested from the Canary Islands Government was not granted. Faced with this situation, the City Council has had to reallocate its own funds to guarantee the drafting of the plan, demonstrating its commitment to the urban development of the municipality. This contract, with a base budget of €64.200 and an estimated value of €60.000, has a two-year execution period. Its award will be based on technical and economic criteria, prioritizing the team's experience in urban development projects, the competitiveness of the financial offer, and the technical quality of the proposal.
Sector T-1 of El Tablero covers an area of 74.813 square meters, with 24.426 square meters of residential use designated for housing construction. In addition, 7.623 square meters are open spaces for leisure and recreation, 2.686 square meters are designated for sports facilities, and 2.390 square meters are reserved for social facilities. Additionally, 19.897 square meters of teaching land are included for the construction of educational infrastructure, while the road network occupies a total of 25.789 square meters.
The objective of the PAMU is to resolve the urban planning and land registry issues that have affected the 145 plot owners in the area, allowing for land regularization, the consolidation of the building process, and the unfinished equitable distribution. Furthermore, it seeks to guarantee the adequacy and efficiency of the implemented facilities, as well as the elimination of regulatory obstacles that have impeded its regeneration.
The first deputy mayor, Alejandro Marichal, has underlined the importance of this procedure for the municipality: “We are beginning an essential process to unblock a situation that has affected our residents for more than 30 years. The drafting of this PAMU,” continues Marichal, “allows us to give a more to work on the urban planning solution for T1 and free up land for the construction of new homes.”
For her part, the Councilor for Urban Planning, Davinia Ramírez, highlighted the efforts made to push the tender through despite the difficulties: "Although we were unable to secure funding from the Canary Islands Government, we have sought the necessary resources to ensure the success of this development plan. Our commitment to the residents is firm, and we will work to ensure the successful implementation of this plan."
The Department of Urban Planning of the San Bartolomé de Tirajana City Council reaffirms its commitment to the planning and orderly growth of the municipality, adapting to the current and future needs of residents. The implementation of the PAMU (Ministry of Urban Development) will be a fundamental step in revitalizing the T-1 sector of El Tablero and enabling the obtaining of planning permits, which owners have been waiting for, in some cases, for up to 35 years.
