Urban Planning raises approval for Meloneras 2A to the plenary session, unlocking more than 700 million in investment.

The Department of Urban Planning of the San Bartolomé de Tirajana City Council presents a key modification to the urban planning process at the May plenary session: Meloneras 2A, an area that had been blocked for more than 20 years due to differences in the interpretation and execution of the 1996 planning. As the first deputy mayor points out, Alejandro Marichal"This modification represents a victory for the general interest of the municipality: more than 300.000 m² of public land is freed up and it finally allows for the activation of investments that have been paralyzed for decades."

 

"The new planning allows for those more than 300.000 m2 of public land to have sports, educational, social-health, green areas and road uses fundamental to respond to current and future neighborhood needs," explains the Councilor for Urban Planning, Davinia Ramírez (CC). Furthermore, thanks to this modification, it is no longer necessary to wait for a joint project to be able to act: the segregation of plots is permitted, which makes it easy to adapt to each project without depending on a single development that covers the entire plot. The new urban design also includes the elimination of inefficient roads, the  reordering of access and improvement of pedestrian and vehicle routes in key areas such as access to the beach or the area around the Congress Palace, as well as the development of land for parking.

This unlocking also means the release of investments, since tourism and residential projects planned by the private sector, such as the expansion of the Hotel Villa del Conde, new tourist accommodation establishments o holiday resortsThe first deputy mayor, Alejandro Marichal, explains that the approval of this final modification “will allow an investment of more than 700 million euros in the construction of new hotels with 3.600 beds in 1.800 rooms, in whose construction will be required 1.500 jobs, and that once built will generate 900 direct work posts and other 1.500 indirect".

 

Marichal congratulated the Urban Planning team for the work carried out, since “The modification not only resolves a legal and urban planning situation inherited for more than two decades, but also puts the focus on people, as they will benefit from new green areas and public plots.".

 

 

Background 

The scope of Meloneras 2A The city has been facing a blockage in urban development for over two decades, stemming from discrepancies in the interpretation of the planning approved in 1996 and the previous Partial Plan of 1987. For years, a clear and agreed-upon ordering system that would allow for the acceptance of urban development works or the execution of the planned public and private facilities was not achieved. In 2001, an attempt was made to correct some errors, but the problem persisted over time. The City Council, with the aim of providing a definitive solution, resumed the process in 2022 and commissioned a minor planning modification to adjust and clarify urban design.

 

Since then, the process has followed all the necessary technical, legal and environmental steps: the administrative procedures were initiated, the simplified strategic environmental assessment, were incorporated sector reports and they answered each other allegations submitted by private entities. The amendment has been drafted and endorsed by municipal and external services, and now culminates with its final approval in plenary session, thus allowing organize the land, receive urbanizations, execute public facilities y reactivate private investment projects long paralyzed.
