The Department of Urban Planning will give final approval to the urban development project for sector 20-A of the El Hornillo 3C2/3-A municipal land development plan. This area, located between the GC-1 motorway, Sonnenland, and the Las Tabaqueras ravine, will house the construction of 319 homes (96 of them social housing), a commercial park, and other public spaces.
The retail park will span 9.299 square meters and will attract private sector businesses, housing large retail chains in high demand by residents in the south of the island.
The project also includes the construction of two preschool and primary education centers. Open spaces and green areas totaling 21.242 square meters are also planned. Two plots of land will be reserved for social and sports use, measuring 956 and 318 square meters, respectively.
It's also worth noting that of the 319 homes planned for construction, 96 are expected to be subsidized. This substantial supply will serve to meet part of the current high demand for housing, which has become one of the major problems facing today's society. In this regard, the First Deputy Mayor, Alejandro Marichal, emphasized, "The importance we have placed on unblocking this initiative allows us to address the main focus of our roadmap: the construction of new housing in two forms: free for sale and social housing."
Regarding the housing types, 80% will be semi-detached duplexes, while the remaining 20% will be distributed across several buildings no higher than three stories. The project also plans to create 398 parking spaces. The developer estimates that the development costs for this plot alone will be around €10 million, putting the total investment at around €75 million.
Likewise, it is worth remembering that this project has a long way to go, since the agreement of the local government board adopted on June 13, 2019, was annulled in May 2021 by the Contentious-Administrative Court Number 4 of Las Palmas de Gran Canaria and this annulment was subsequently ratified by the Superior Court of Justice of the Canary Islands in November 2023. The final approval, scheduled for this Thursday, will leave behind nearly 6 years of litigation in an action in which, as the councilor delegate for the area, Davinia Ramírez, pointed out, "the creation of around 600 direct jobs is expected."
