The Housing Department of the San Bartolomé de Tirajana City Council has approved the contract for the urban regeneration and renewal works of the Las Llaves Urbanization, Phases I and II, with a base tender budget of more than €5,5 million. This is one of the largest projects in the municipality, which will allow for the comprehensive renovation of 25 blocks housing 300 homes, as well as the improvement of facilities, accessibility, and public spaces. Interested companies may submit their bids until November 10, 2025. The project, drafted by the municipal company Gesvisur and validated by the municipal technical services, contemplates a major structural intervention with an execution period of 24 months from the signing of the staking out certificate.

 

The renovation of Las Llaves is one of the main projects to be carried out to restore the municipality's existing public housing stock. It is being implemented under the 2018-2021 State Housing Plan, within Program 7 for the Promotion of Urban Regeneration and Renewal. Funding is shared between the Ministry of Housing and Urban Agenda, the Autonomous Community of the Canary Islands (through ICAVI), the Gran Canaria Island Council, the San Bartolomé de Tirajana City Council, and the residents themselves.

 

Phase I involves the renovation of 84 homes, with a multi-year municipal investment of €755.712,75 in 2026 and 2027, following the price update approved by the Plenary Session. Phase II includes another 216 homes, with a multi-year municipal expenditure of €781.592,77, combining efforts with contributions from other administrations. The project includes the renovation of facades, roofs, electrical and plumbing installations, the installation of elevators and ramps for people with reduced mobility, and the redevelopment of common areas.

 

Alejandro Marichal, First Deputy Mayor of San Bartolomé de Tirajana, emphasized that this tender represents a decisive step, as it no longer speaks of plans or procedures, but rather the reality of the project becoming a reality. Marichal emphasized that they have reached this point because from day one, there has been belief in the project and the necessary effort has been made to bring it to fruition. "Now it's time to truly transform the Las Llaves development and improve the lives of hundreds of families," he stated.

 

For her part, Councilor for Housing Lucía Jiménez explained that this is a long-awaited moment. After updating prices, securing financing, and completing all the technical steps, the works can now be put out to tender. She added that what is coming next is a thorough renovation that will change the image of the neighborhood and, above all, improve living conditions and accessibility for its residents. "It's an investment that will be greatly noticeable on a daily basis," she stated.

 

The Las Llaves Urbanization renovation project has required price updates and modifications to financing agreements in recent years to adapt to rising costs of materials and services. In 2023 and 2025, addendums were signed to the bilateral agreements with the Ministry and the Autonomous Community, allowing the increased municipal contribution to be incorporated without altering the general planning. These modifications were approved by the municipal plenary session, ensuring the economic and technical viability of a project long awaited by residents.

 

With this tender, the Housing Department of the San Bartolomé de Tirajana City Council takes another step in the transformation of the municipality's historic housing estates, prioritizing improving the quality of life for hundreds of families and the urban regeneration of San Fernando de Maspalomas.
