Holiday rental withdrawal in Gran Canaria: Supply drops by 14% and prices plummet by 28%

The holiday rental market in Gran Canaria experienced a sharp correction in October 2025, with a significant reduction in listed properties that, paradoxically, coincided with a dramatic drop in average prices. This phenomenon suggests a withdrawal of owners from the market and/or intense competitive pressure among the remaining properties.

The most recent official data available (October 2025) shows a significant contraction in the market supply. The total number of listed holiday homes has fallen to 8.976, representing a 14,58 percent decrease from the previous figure (10.508,00). Similarly, the total number of available beds has decreased to 34.607, experiencing a 14,35 percent drop from the previous figure (40.403,00). This contraction suggests that the market is undergoing a cleansing process, possibly due to new regulations, the conversion to long-term residential rentals, or a lack of profitability in the current climate.

The most alarming trend for owners is the freefall in asking prices, suggesting either excess remaining capacity or strong downward pressure to attract bookings. The average daily rate has fallen to €71, registering a decrease of 28,17 percent from the previous value of €98,61. This plunge in the average rate of almost a third cannot be explained solely by reduced supply, indicating that demand may be off-peak or that the remaining supply on the market is aggressively competing to maintain occupancy levels.

The holiday rental market is overwhelmingly concentrated in the main tourist municipalities of Gran Canaria, with Las Palmas de Gran Canaria, San Bartolomé de Tirajana, and Mogán accounting for the vast majority of available accommodations during the selected period. Regarding the type of accommodation, the market is defined by the availability of entire homes, highlighting its focus on privacy and family/group capacity. The dominant option is the whole house, with 88,81 percent of the offerings being "Entire House," while "Private Rooms" represent only 7,42 percent of the total, clearly differentiating the holiday rental model from the traditional hotel model.
