Engel & Völkers in southern Gran Canaria highlights internal growth and strong pressure in the premium segment

José María Núñez, director of Engel & Völkers Gran Canaria, emphasized that 2025 marked a period of constant evolution, improvement, growth, and consolidation for the real estate firm in the Canary Islands. He described the year as "very fruitful," not only due to market results but also because of the strengthening of the consulting team and the decisive progress toward increasingly ambitious goals, both in terms of the brand and franchises.

 

According to data based on surveys by Engel & Völkers for the Canary Islands, the average purchase price of a home is €2.629/m², while the average price of a single-family home reaches €3.217/m², figures that confirm the strength of demand and the sustained pressure on residential supply.

In this context of positive results, Núñez emphasizes the importance of sharing a summary video with clients and partners, highlighting the main initiatives developed during the year. This reflects a sustained strategy of positioning, expansion, and professionalization of real estate services in Gran Canaria and throughout the archipelago. This positive corporate performance is supported by a clearly expanding market dynamic. The evolution of the price per square meter reinforces this upward trend. In 2025, the average price reaches €3.177,7/m², representing a year-on-year increase of 12,18%. In 2024, the price was €2.832,56/m² (up 13,50%), after closing 2023 at €2.495,61/m² (up 13,36%) and 2022 at €2.201,51/m². The historical series, with EV DWH source, shows a continuous and robust rise in the Canary Islands real estate market over the last four years.

This scenario largely explains José Mª Núñez's interpretation of the year: a year of strategic consolidation in a demanding, competitive and transforming market, where the growth of the team, the strength of the Engel & Völkers brand and the evolution of house and apartment prices in the Canary Islands converge to define 2025 as a turning point in the recent trajectory of the real estate sector in the islands.
