The Department of Urban Planning brought to the Plenary Session held last Monday, December 22, the last ordinary session of the year 2025, the incorporation of the so-called plot E of Juan Grande into the Inventory of Municipal Assets, an administrative procedure necessary to enable the future construction of housing for the residents of Matorral.
The agreement allows this plot of land to be added to the Municipal Asset Inventory, following the segregation of a portion of the original property, thus enabling its use for residential purposes. This step precedes the free transfer of the land to the public company Viviendas Sociales e Infraestructuras de Canarias, SA (VISOCAN), which will be responsible for developing the future housing.
The plot is located at number 9 Avenida de los Colegios, in Juan Grande, and has a total area of 3.075,20 square meters. The site is completely enclosed and contains two buildings slated for demolition. Of the total area, 2.249,81 square meters are designated for housing construction, resulting in two separate properties designated as heritage assets.
This agreement continues the process initiated in the plenary session of September 26, 2024, when the transfer of the property to municipal ownership was approved. With the approval of plot E, a further administrative step has been taken, allowing the necessary procedures for its transfer to VISOCAN and the development of the residential project to proceed.
The First Deputy Mayor, Alejandro Marichal, explained that “this agreement responds to the commitment made at the beginning of the term with the residents of Matorral, who have been living in temporary buildings for more than twenty years,” and pointed out that “since we entered the municipal government, the necessary procedures have been promoted to respond to this housing problem.”
For her part, the councilor in charge of Urban Planning, Davinia Ramírez, indicated that “the approval of plot E allows us to legally organize the land and continue with the procedure for its transfer to VISOCAN,” emphasizing that it is “an essential step so that the housing project can continue to move forward according to the established plan.”
The location of the homes was determined after a technical analysis of the surrounding area. Although construction was initially planned for Lomo de Maspalomas, the plot adjacent to the CEIP Juan Grande school was ultimately chosen, as it was considered more suitable for keeping the families in an environment close to where they have lived for the past few years.
With this agreement, the Department of Urban Planning continues with the planned procedures so that, in a future Plenary session, the transfer of the land to VISOCAN can be formalized, giving way to a new phase of the project aimed at offering a stable housing solution to the residents of El Matorral.
