Urban planning grants 91 residential developments totaling 413 new homes in San Bartolomé de Tirajana

The Department of Urban Planning has granted building permits to the companies EDIL GISAPA SL and Proyectos y Estructuras NEDET SL for the construction of two new residential buildings in El Tablero, specifically at Avenida de las Américas, No. 45, and Calle Venezuela, No. 12. During the current municipal term, the department has granted 288 building permits, 91 of which correspond to new residential developments, which will allow the construction of a total of 413 homes.

 

In the specific case of these actions in El Tablero, it involves 22 new homes, in addition to storage rooms, parking spaces and a commercial premises, thus reinforcing the residential offer in one of the areas with the highest demand in the municipality.

 

Meanwhile, First Deputy Mayor Alejandro Marichal is promoting a comprehensive strategic plan for housing, coordinated between the Housing Department, headed by Lucía Jiménez, and the Urban Planning Department, led by Davinia Ramírez. This municipal roadmap includes, on the one hand, the rehabilitation of the public housing stock, with the aim of maintaining existing homes on the market in adequate conditions of accessibility, energy efficiency, and aesthetics.

 

It also includes the renewal of the urban planning regulations, which have not been updated for over two decades, and the implementation of rental assistance programs aimed at easing the financial burden on workers while simultaneously providing landlords with guarantees for payment. These initiatives are complemented by a firm commitment to streamlining urban planning procedures and permits, encouraging private sector participation in increasing the housing supply in the municipality.

 

Regarding the company EDIL GISAPA SL, the building permit authorizes the demolition and subsequent construction of the “GISAPA I” residential building at Avenida de las Américas, No. 45, between party walls. The project envisions a four-story building above ground and a semi-basement level for storage and parking. The building will consist of twelve apartments, arranged around two light wells, and will include a living room, dining room, kitchen, one or two bedrooms, and one or two bathrooms, with a layout designed to optimize space, natural light, and ventilation.

 

Meanwhile, the development company Proyectos y Estructuras NEDET SL has obtained a permit for the construction of a four-story building with 10 apartments, 1 commercial space, and 1 parking space, located at Calle Venezuela, No. 12. This corner building has four floors above ground and one basement level. The basement will house four parking spaces and ten storage units, while the ground floor will include two parking spaces, a separate commercial space with street access, a garbage room, a lobby, and common areas. The first and second floors will each contain four apartments, and the third floor, a penthouse, will consist of two apartments, all with a living room, dining room, kitchen, bedroom, and bathroom.

 

The First Deputy Mayor, Alejandro Marichal, emphasizes that these licenses “are a concrete example of how we want the administration to function as a tool that facilitates citizens' daily lives and not as a bureaucratic obstacle.” Similarly, the Councilor for Urban Planning, Davinia Ramírez, highlights that “since we took office, licenses have been granted for the construction of 413 homes, reflecting a clear change in the City Council's management and responsiveness.”

 

In this way, the governing group reiterates its commitment to increasing and diversifying the residential supply of the municipality, combining social housing developments, rentals and private housing, with the aim of progressively balancing supply and demand and generating real opportunities for families to access housing.
