Fiscal exemplarity in southern Gran Canaria: Property tax generates 26,8 million euros annually

The tax system in San Bartolomé de Tirajana has proven as relentless as the August sun on the dunes, solidifying the Property Tax (IBI) as the true backbone of its municipal coffers. According to data from the 2025 socioeconomic survey, construction generates a total annual revenue of €28,6 million, almost entirely supported by urban development.

The weight of real estate activity is striking, with 348 companies dedicated to managing a housing stock that, as we saw, generates a net property tax payment of €26,3 million after applying tax breaks. With just 24 financial institutions and a banking penetration rate of 4 branches per 10.000 inhabitants, the south manages its wealth with technical efficiency, prioritizing the rental and hospitality sectors over any other form of industrial development.

With 66.188 urban property tax bills compared to a mere 519 rural ones, the municipality manages a non-exempt tax base exceeding €5.017 billion. It's an ecosystem where the 0,57% tax levied on urban property transforms concrete into an inexhaustible source of liquidity, leaving the €112.362 collected from rural land as a mere nostalgic anecdote from the area's agricultural past.

This influx of real estate capital fuels a service sector that perfectly reflects the monoculture of tourism and transient consumption. The municipality boasts 1.845 commercial establishments, the overwhelming majority of which—1.558—are dedicated to retail. The most striking aspect of this snapshot is the specialization of spending: while there are only two fishmongers and nine butchers in the entire commercial sector, the industry caters to vices and accessories, with 122 tobacco shops and 330 dedicated to textiles and footwear. It's the economy of the visitor's "immediate needs," where it's infinitely easier to buy a carton of cigarettes or flip-flops than to get fresh fish.

The basic infrastructure of the municipality confirms that San Bartolomé de Tirajana is not a city designed for living, but rather a vast complex for overnight stays and entertainment. The accommodation options are massive, boasting 72 hotels and motels, 353 other types of lodging, and 90 agencies managing private apartments. The gastronomic and leisure offerings follow this trend of hypertrophy: the municipality boasts a plethora of 436 restaurants and a staggering 638 cafes and bars. However, this abundance contrasts sharply with an absolute cultural drought in terms of conventional leisure; the data shows a complete lack of cinemas, screens, or seating capacity, confirming that in the south, the show begins and ends at the bar or on the hotel terrace.

The business landscape of San Bartolomé de Tirajana exhibits a complete specialization in the service sector, which acts as a black hole absorbing all other activities. Of the registered companies, 2.284 are dedicated to commerce, transportation, and hospitality, a figure that dwarfs the 84 industries or the 307 construction companies that still survive in the area.
