The Housing Department of the San Bartolomé de Tirajana City Council is making progress in the implementation of the municipal Housing Plan, which will allow the construction of more than 260 public housing units in the municipality to begin between 2026 and 2027, both for sale and for affordable rent, through various forms of inter-administrative cooperation.
In this context, the collaboration agreement between the City Council and Viviendas Sociales e Infraestructuras de Canarias SAU (Visocan) is framed, which will allow the construction of 180 protected homes under the purchase and affordable rental scheme, which will remain under municipal ownership.
The First Deputy Mayor, Alejandro Marichal, emphasized that “the collaboration agreement with Visocan remains fully in effect and continues on its roadmap, forming part of an ambitious municipal strategy to address the housing access problem in San Bartolomé de Tirajana.” Marichal stressed that “this is an unprecedented project for the municipality, with a municipal investment of 35 million euros, representing a historic leap forward after decades without initiatives of this magnitude in public housing.”
The Housing Department met this morning with Visocan's management to review the agreement and the planned timeline for its implementation. Housing Councillor Lucía Jiménez explained that the project and construction of 52 homes on plot R2 in Lomo de Maspalomas will be put out to tender in the coming months, with the aim of starting construction in the last quarter of 2026. She also announced that the acquisition of the 26 homes located on Juan de la Cosa Street in Castillo del Romeral is expected to be finalized in the coming months, with construction and subsequent handover for affordable rental housing by the end of this year.
The councilwoman also reported on the negotiations underway for the acquisition of a plot of land adjacent to the municipal land located in Lot 3 of the Castillo del Romeral expansion plan. This would allow for the future construction of 30 homes for sale. Furthermore, thanks to the recent approval of the Housing Emergency Law, and pending the necessary procedures, the possibility of developing approximately 70 homes in El Pajar is being studied. This project presents greater technical and urban planning challenges.
For her part, the Housing Councillor, Lucía Jiménez, detailed the actions included in the municipal Housing Plan, which contemplates, between 2026 and 2027, the construction of 152 homes for sale and 112 homes for affordable rent, thus exceeding 260 homes in different stages of planning and processing.
Finally, Visocan's managing director, Javier Terán, emphasized the importance of inter-administrative cooperation and highlighted that "the municipal corporation provides the land, the investment of 35 million euros and the urban planning management, while Visocan contributes its technical knowledge and its experience of almost 50 years in the construction of subsidized housing in the Canary Islands," adding that, in addition, outside the agreement, a project of 44 homes will be developed on plot E of Juan Grande, intended to provide housing for the residents of the prefabricated housing in El Matorral.
Lucía Jiménez noted that these actions complement the €6 million grant awarded by the Canary Islands Government's Department of Public Works and Housing, which will fund the construction of 43 homes in El Tablero and 43 homes on plot E in Juan Grande. “With all this,” she concluded, “we can confidently state that the municipal Housing Plan envisions the construction of more than 260 public housing units between 2026 and 2027, with realistic planning, guaranteed financing, and a commitment to long-term sustainability.”
